Pinefield Glass has played an integral role in the delivery of Aberdeen’s most ambitious social housing development in more than half a century – the 87-home Craighill scheme in Kincorth, delivered for Aberdeen City Council.
Working in partnership with Eurocell, Kirkwood Timber Frame and CHAP Construction, Pinefield Glass supported the programme with the fabrication of high-performance Eurocell Logik windows, using Eurocell’s InSite offsite window system which allows windows to be factory-fitted within the timber frame kit.
Pinefield Glass fabricated the Silk Grey Logik windows to provide a consistent, high-quality finish across all homes, before transferring them to Kirkwood Timber Frame’s purpose-built facility.
Through the InSite system, the windows were factory-fitted into precision-engineered timber panels before arriving on site. This offsite-first approach enabled the building to be sealed from day one, allowing internal works to start earlier and keeping the project firmly on schedule. Additionally, with less onsite handling and fewer overlapping trades, the working environment became cleaner, safer and easier to manage, improving both health and safety outcomes and overall site logistics.
For Pinefield Glass, a Eurocell partner for over 14 years, the project was an opportunity to showcase the value of long-term partnerships.

Supporting Aberdeen’s long-term housing vision
The Craighill development forms part of Aberdeen City Council’s ‘Gold Standard’ housing initiative, which aims to provide adaptable, sustainable and dementia-friendly homes that integrate seamlessly with the surrounding community.
Designed to meet the council’s target of reducing carbon emissions by at least 27% and supplying over half of hot water needs through renewable energy, the project also prioritises year-round comfort for residents.
Collaboration delivering results
The partnership between Pinefield Glass, Eurocell, Kirkwood Timber Frame and CHAP Construction demonstrated the power of early collaboration and modern methods of construction in delivering certainty and improved efficiency.
By integrating high-performance window systems offsite, the Craighill scheme benefitted from:
- Earlier weather-tightness allowing internal trades to begin sooner
- Reduced on-site handling and congestion, improving health and safety
- Cleaner, more efficient working environments with less disruption
- A consistent quality and finish across all homes.
Sustainability and performance built in
Each Eurocell Logik frame contains around 40% recycled PVC-U, sourced through Eurocell’s closed-loop recycling system, helping Aberdeen City Council meet its sustainability and social value goals.
With U-values as low as 1.2 W/m²K, or down to 0.93 W/m²K when specified with triple glazing, the Logik system supports compliance helping to reduce energy demand and tenant bills without compromising thermal or structural integrity.
Designed for practicality as well as performance, Logik can be manufactured offsite to minimise heavy lifting on site. Meanwhile, its contemporary Silk Grey finish delivers a durable, modern aesthetic that complements architectural visions for buildings that “sit confidently” within their surroundings.
The Craighill scheme remains on track for completion by April 2026, setting a new benchmark for how offsite innovation can bring cost and programme certainty to complex public housing projects.
